After more than 20 years I decided it was time to remove my wood shake roof and replace it with CertainTeed Presidential TL Solaris asphalt shingles. I contacted several Roofing contractors for quotes and information on their Company. I met with Issac Salem with Equinox Roofing Solutions in Walnut Creek and was immediately impressed. Issac was very knowledgeable and answered all of my questions and even took me to see a couple of jobs Equinox was in process with nearby in my neighborhood. Issac worked up an estimate that included the roof and some wood trim that needed care. Issac’s proposal was very detailed and specific as to the materials and the overall scope of the project Once we agreed, Issac started the process of the job. Issac also kept me up to date on this process. Once the work began with the demolition, I met the Equinox crew and immediately saw that they were very well trained and conducted themselves in a diligent workmanlike manner. Each of them demonstrated their job knowledge and knew exactly what they were doing. They arrived on time and cleaned up every day. I was and am very impressed with the crew. As the job progressed, Issac kept me informed as to the status of process daily. I found that his word is as good as gold and completed the job with everything Issac had promised fulfilled. The completed roof is beautiful and I enthusiastically recommend Equinox Roofing Solutions and Issac Salem without hesitation.

Getting a new roof is a pretty big investment, so I got a few estimates before deciding on Equinox. Isaac took his time explaining everything and didn’t make me feel pressured at all. He was easy to reach, answered all my questions, and kept me updated while the work was going on. The crew did a really good job and were careful around the plants and everything outside the house. They also cleaned up really well after finishing and made sure there weren’t nails left all over the place. The new downspouts and gutter caps came out great too. Overall, I’m really happy with how the roof turned out and glad I went with Equinox.

From start to finish, Equinox Roofing was an absolute pleasure to work with. They came out for a free estimate and spent a great deal of time walking us through the entire reroofing process without any pressure. The communication was fantastic throughout the project, and our project manager was incredibly responsive to all our questions. They worked efficiently and what really stood out to us was how clean they kept the area around the house; at the end of each day, everything was picked up. The project moved along smoothly and was completed within the timeframe we were given. The finished result looks absolutely fantastic, and we are thrilled with the quality. For a full roof replacement, the pricing felt very fair for the level of quality and service we received. We are so glad we chose Equinox Roofing and highly recommend them to anyone needing a new roof .

We recently replaced our entire roof after 30+ years, and we're so glad we went with Equinox. The entire experience was really fantastic from beginning to end. We obtained 5 quotes from various local roofers, and the quote from Equinox came in right in the middle The reasons we decided to work with Equinox were many, but really started from the original meeting with Eli, and the time he spend talking to my husband. He was thorough and easy to talk to.The specifics of the cost estimates he laid out were clear, the ease of scheduling, and the clear and constant communication of the process, and approval of any extra cost/change orders, and more, were all smooth. The whole process only took three days. The crew was here and ready to work each day right when they said they'd be here. Eli was fantastic to work with! We had a great experience, and recommend Equinox overall.

Persistent winter ice damming created major water backup issues down along the roof valleys. Installing thick waterproof ice and water shield membranes prevented moisture intrusion.

Roofing Materials Compared | Equinox Roofing San Jose

Compare your options

Which roofing material suits your San Jose home

There's no single right answer. What fits depends on your roof pitch, what the structure can carry, how long you plan to stay, and what the rest of the street looks like. Here's how the four systems we install actually compare.

Most chosen

Architectural shingle

The default for most South Bay homes

  • Lifespan25–30 yrs
  • WeightLight
  • Install time1–2 days

Best for Anyone wanting proven value. Handles dry summers and wet winters well, works on almost any pitch, and repairs are simple and cheap years later.

Concrete or clay tile

Spanish and Mediterranean homes

  • Lifespan50+ yrs
  • WeightHeavy
  • Install time3–5 days

Best for Homes already built to carry it. Outlasts everything else here, but the underlayment beneath still needs replacing every 20 to 30 years.

Standing-seam metal

Long life and high reflectivity

  • Lifespan40–60 yrs
  • WeightLight
  • Install time3–5 days

Best for Owners staying long term, or anyone planning solar. Reflects summer heat well and sheds debris, though it costs more upfront than shingle.

TPO & flat systems

Low-slope roofs and additions

  • Lifespan20–30 yrs
  • WeightLight
  • Install time2–4 days

Best for Flat sections, rear additions and commercial buildings. Reflective white membrane keeps interior temperatures down through the dry months.

Still deciding? The right system depends on what your structure can carry, your roof pitch and how long you plan to stay. An inspector can walk you through the options on your actual roof, free and with no obligation.

Roofing Challenges We See Across San Jose Homes

San Jose is not one uniform roofing market. Roof design, property age, slope, materials and permitting requirements can vary from one home to another. These are some of the local conditions we consider before recommending roof repair or replacement.

Mid-century flat and low-slope roof on a San Jose home

Eichler & Mid-Century Roofs

San Jose includes mid-century homes with flat and low-slope roof designs. These properties need careful attention to drainage, membrane condition, penetrations and architectural details.

Older San Jose home requiring roofing inspection

Older San Jose Homes

Older properties may hide previous reroofs, aging decking or multiple roofing layers beneath the visible surface. Those conditions can affect repair options and the scope of replacement.

Complex residential roofline on a San Jose property

Hillside & Complex Rooflines

Steeper slopes, multi-level roofs and restricted side access can change how materials, crews and equipment reach the roof. Access and complexity should be evaluated before the project is priced.

Tile roof on a residential property in San Jose

Tile Roof Homes

Clay and concrete tiles may remain visually attractive while underlayment or flashing beneath them begins to age. A proper inspection looks below the surface instead of judging the roof by tile appearance alone.

Flat and low-slope roofing system on a San Jose property

Flat-Roof Additions

Additions, garages and some mid-century properties use flat or low-slope roofing. Drainage, seams, flashing and penetrations need to be evaluated differently from a standard pitched shingle roof.

Solar-equipped residential roof in San Jose

Solar-Equipped Roofs

Existing solar panels and rooftop equipment can affect reroof planning, access and scheduling. Roofing work should be coordinated carefully so the roof system and rooftop equipment work together.

Historic residential property in San Jose

Historic San Jose Properties

Older and historically significant homes may require additional planning before reroofing. Roofing materials, visible details and permit requirements can matter as much as the condition of the existing roof.

San Jose reroof permit requirements and roofing permit documentation

San Jose Reroof Permit Requirements

San Jose reroof projects can require a building permit depending on the scope of work. Larger reroofs, solar-equipped homes and certain properties may also need additional review, so permit requirements should be confirmed before roofing work begins.

Your San Jose address determines more than your ZIP code. Roof type, property age, existing materials, access and local requirements can all affect the right roofing plan. Start with an inspection before deciding between repair and replacement.

Local knowledge

Roofing a San Jose home is its own job

Why the same roof costs, ages and fails differently here than it does two counties over.

Start with the inspection

Free, no obligation, and you keep the written photo report either way.

Book an inspection

Roofing companies like to talk as though a roof is a roof. It isn't. The way a roof ages depends almost entirely on what sits above and below it, and in San Jose both of those are specific. We work on homes from Willow Glen bungalows to Evergreen tract houses to North San Jose flat-roof additions, and the same material behaves differently on each one.

The single biggest factor here is the climate split. San Jose gets a long dry stretch followed by a concentrated wet one, and roofs fail at the seam between the two. Summer bakes the oils out of asphalt and hardens the sealant at every penetration. Then the rain arrives and tests all of it at once. That's why the first serious storm of the season generates more calls than the rest of the winter combined, and why the smartest time to have a roof looked at is September, not January.

Why San Jose quotes vary so much

Homeowners often get three bids that are thousands apart and assume someone is overcharging. Usually they're pricing different jobs. One bid may assume a single layer of tear-off where there are two. Another may exclude deck repair, which nobody can accurately predict until the old material is off. A third may leave out ventilation upgrades or the permit entirely.

The variables that actually move the number are roof pitch, how many existing layers have to come off, the condition of the plywood underneath, the number of penetrations like skylights and chimneys, and access. A steep two-story roof with three skylights and a narrow side yard is a genuinely harder job than a single-story ranch of identical square footage, and it should cost more.

When you compare bids, the useful question isn't "what's the total" but "what's included and what happens if you find rot". A quote that names its assumptions is worth more than a lower one that doesn't.

Half of what we find on an inspection is a repair, not a replacement. We'd rather tell you that and be the company you call in four years.

The permit isn't optional

Re-roofing in San Jose requires a permit, and the work has to meet current California energy code, which sets minimum reflectivity standards on many replacements. Some contractors skip this because it saves them time. It costs you later: unpermitted roof work surfaces during a buyer's inspection, and resolving it at that point means an inspection, potential rework, and a delayed close.

We pull the permit, schedule the city inspection, and close it out as part of the job. If your property sits in an unincorporated pocket, the county handles the permit instead, and that's on us to sort out too. You shouldn't have to know which jurisdiction you're in.

What a good San Jose roof job looks like

Tear off to the deck rather than layering over the old roof. Replace any rotted plywood, and show the homeowner photos before adding the cost rather than after. Get the ventilation calculation right, because trapped attic heat shortens shingle life from underneath and can void a material warranty. Install to manufacturer spec, not to whatever's fastest. Clean up daily with a magnet sweep instead of leaving nails in the lawn until the end of the week.

None of that is exotic. It's just the difference between a roof that reaches its rated lifespan and one that needs attention in twelve years. Nothing is due until the job passes final inspection, which is the simplest way we know to stand behind it.

Roofing FAQs | Equinox Roofing San Jose, CA

San Jose · Questions

Roofing questions, answered

The things San Jose homeowners ask us most, before they book an inspection.

Still not sure? Talk to an estimator who works on San Jose roofs every week. No script, no pressure. Call (800) 880-6020
How much does a new roof cost in San Jose, CA?

Most San Jose homes land between $12,000 and $30,000 for a full replacement. The spread comes down to square footage, how many layers have to come off, roof pitch, and material. Asphalt shingle sits at the low end, tile and standing-seam metal at the high end.

The only way to know your number is a measured inspection. Ours is free, and you get the written price within 24 hours. With $2,500 off and financing from $197/month at $0 down, most homeowners spread it rather than paying upfront.

How long does a roof replacement take?

Most single-family homes are torn off and re-roofed in one to two days. Tile, steep pitches, complex rooflines and multi-story homes can run three to four. Commercial flat roofs depend on square footage and how much of the deck needs repair.

You'll get a start date and a realistic finish date in writing before we begin, not a vague window.

Do I need a permit to replace my roof in San Jose, CA?

Yes. A re-roof permit is required by the City of San Jose, and the work has to meet current Title 24 and fire-rating requirements. Unpermitted roof work causes real problems at resale, because it shows up during the buyer's inspection.

We pull the permit, schedule the inspection and close it out. You don't deal with the city at all.

Can my roof be repaired instead of replaced?

Often, yes. If the damage is localized, like a few missing shingles, cracked flashing or a failed vent boot, a repair is the right call and far cheaper.

Replacement makes more sense when the roof is near the end of its life, when granule loss is widespread, or when there are leaks in several different areas. Our inspector tells you which situation you're in, and we'll say "repair it" when that's the honest answer.

How do I know my roof needs attention?

The obvious signs are water stains on ceilings, daylight visible in the attic, missing or curling shingles, and granules collecting in the gutters. Less obvious ones matter too: sagging rooflines, damp attic insulation, and a jump in cooling bills from failed ventilation.

If your roof is over 20 years old and you've never had it looked at, that alone is reason enough for an inspection.

What roofing material works best in the South Bay?

Architectural asphalt shingle is the default for most San Jose homes: good value, a 30 to 50 year rating, and it handles dry summers and wet winters well. Concrete and clay tile suit Spanish and Mediterranean-style homes and last decades longer, but need a structure that can carry the weight.

Standing-seam metal and cool-roof products are worth considering if you want reflectivity for summer heat or you're planning solar. We'll walk you through what fits your house and budget rather than pushing one system.

Are you licensed and insured?

Yes. Equinox Roofing is a licensed California contractor, bonded and carrying both general liability and workers' compensation coverage. You can verify our license on the CSLB website, and we're happy to send current certificates before work starts.

This matters more than people realise: if an uninsured crew is injured on your property, the liability can land on you.

What warranty comes with the work?

Two separate warranties. The manufacturer covers the materials, typically 30 to 50 years depending on the shingle line. We cover the workmanship, which is what protects you if something was installed wrong.

Both are handed to you in writing at completion. Keep them with your house records, since they usually transfer if you sell.

Do you handle insurance claims for storm damage?

Yes. We document the damage with dated photos and a written report in the format adjusters expect, and we can meet the adjuster on site so nothing gets missed or undervalued.

We don't file the claim for you, since that has to come from you as the policyholder, but we give you everything needed to file it properly.

What happens to my yard and driveway during the job?

We tarp landscaping and set the dumpster where it won't damage your driveway. At the end of every day the crew does a full cleanup including a magnet sweep for nails, not just on the last day.

You'll want to move cars out of the driveway and take fragile items off the walls, since re-roofing creates vibration. We'll tell you exactly what to prep before we start.

When do I pay?

Nothing is due until the job is finished and signed off. If you're financing, it's $0 down with payments from $197/month and a same-day approval decision, so you're not waiting on a bank before the work can be scheduled.

Is the inspection really free?

Yes, and there's no obligation attached. A roofer walks the roof, checks the attic and flashing, and photographs anything worth knowing about. You get the written report whether you hire us or not.

It's useful even if you do nothing with it: for insurance records, for a future sale, or just to know how many years you have left.
