After more than 20 years I decided it was time to remove my wood shake roof and replace it with CertainTeed Presidential TL Solaris asphalt shingles. I contacted several Roofing contractors for quotes and information on their Company. I met with Issac Salem with Equinox Roofing Solutions in Walnut Creek and was immediately impressed. Issac was very knowledgeable and answered all of my questions and even took me to see a couple of jobs Equinox was in process with nearby in my neighborhood. Issac worked up an estimate that included the roof and some wood trim that needed care. Issac’s proposal was very detailed and specific as to the materials and the overall scope of the project Once we agreed, Issac started the process of the job. Issac also kept me up to date on this process. Once the work began with the demolition, I met the Equinox crew and immediately saw that they were very well trained and conducted themselves in a diligent workmanlike manner. Each of them demonstrated their job knowledge and knew exactly what they were doing. They arrived on time and cleaned up every day. I was and am very impressed with the crew. As the job progressed, Issac kept me informed as to the status of process daily. I found that his word is as good as gold and completed the job with everything Issac had promised fulfilled. The completed roof is beautiful and I enthusiastically recommend Equinox Roofing Solutions and Issac Salem without hesitation.

Getting a new roof is a pretty big investment, so I got a few estimates before deciding on Equinox. Isaac took his time explaining everything and didn’t make me feel pressured at all. He was easy to reach, answered all my questions, and kept me updated while the work was going on. The crew did a really good job and were careful around the plants and everything outside the house. They also cleaned up really well after finishing and made sure there weren’t nails left all over the place. The new downspouts and gutter caps came out great too. Overall, I’m really happy with how the roof turned out and glad I went with Equinox.

From start to finish, Equinox Roofing was an absolute pleasure to work with. They came out for a free estimate and spent a great deal of time walking us through the entire reroofing process without any pressure. The communication was fantastic throughout the project, and our project manager was incredibly responsive to all our questions. They worked efficiently and what really stood out to us was how clean they kept the area around the house; at the end of each day, everything was picked up. The project moved along smoothly and was completed within the timeframe we were given. The finished result looks absolutely fantastic, and we are thrilled with the quality. For a full roof replacement, the pricing felt very fair for the level of quality and service we received. We are so glad we chose Equinox Roofing and highly recommend them to anyone needing a new roof .

We recently replaced our entire roof after 30+ years, and we're so glad we went with Equinox. The entire experience was really fantastic from beginning to end. We obtained 5 quotes from various local roofers, and the quote from Equinox came in right in the middle The reasons we decided to work with Equinox were many, but really started from the original meeting with Eli, and the time he spend talking to my husband. He was thorough and easy to talk to.The specifics of the cost estimates he laid out were clear, the ease of scheduling, and the clear and constant communication of the process, and approval of any extra cost/change orders, and more, were all smooth. The whole process only took three days. The crew was here and ready to work each day right when they said they'd be here. Eli was fantastic to work with! We had a great experience, and recommend Equinox overall.

Persistent winter ice damming created major water backup issues down along the roof valleys. Installing thick waterproof ice and water shield membranes prevented moisture intrusion.

Roofing Materials for Milpitas Homes

Choosing the right roofing material depends on more than appearance. Roof slope, structural conditions, maintenance expectations, energy performance, and the style of the property can all influence which system is the best fit. Equinox Roofing helps Milpitas homeowners compare practical options for both established and newer homes.

Architectural Shingles

Architectural shingles offer dimensional appearance, broad design flexibility, and dependable protection for many single-family homes throughout Milpitas.

Concrete Tile Roofing

Concrete tile provides a substantial roofing option with different profiles and finishes that can complement traditional and contemporary residential architecture.

Clay Tile Roofing

Clay tile delivers a timeless appearance and can work especially well on homes where the roof plays an important role in the property's architectural identity.

Metal Roofing

Metal roofing offers a modern appearance, durable performance, and low-maintenance characteristics for homeowners exploring an alternative to conventional systems.

Composite Roofing

Composite products can reproduce the appearance of shake, slate, or other classic materials while providing different weight and maintenance characteristics.

Low-Slope Roofing Systems

Homes with low-slope sections require materials designed to manage water effectively while providing reliable coverage across areas with limited roof pitch.

Cool Roofing Options

Certain roofing materials and finishes are designed to reduce solar heat absorption, providing Milpitas homeowners with another factor to consider when evaluating long-term roof performance.

Custom Material Combinations

Some homes benefit from more than one roofing material, particularly where rooflines, additions, patios, or low-slope sections create different functional requirements.

One of these on your roof doesn't automatically mean replacement. Half of what we find is a repair, and we'd rather tell you that than sell you a roof you don't need yet.

Roofing for Milpitas’ Established Homes

Understanding how mature residential properties age and what lies beneath the visible surface.

Start with the inspection

Free, no obligation, and you keep the written photo report either way.

Book an inspection

Milpitas includes several mature residential neighborhoods where homes have been standing for decades and may have gone through previous reroofing, repairs, additions, or exterior upgrades. Areas such as Sunnyhills, Park Victoria, and The Pines contain established properties where the condition beneath the visible roof can be just as important as the surface material itself.

Understanding an Older Roofing System

An aging roof may contain multiple layers of materials, older underlayment, previous flashing work, or sections that were modified during past renovations. Before planning major roofing work, these existing conditions should be considered carefully so the new system can be installed on a suitable foundation.

Looking Beyond the Visible Surface

The condition of decking, roof edges, penetrations, valleys, and transitions can influence how a roofing project should be approached. Older homes may also have ventilation or drainage arrangements that differ from newer construction. Equinox Roofing evaluates these details as part of the overall roofing system rather than focusing only on what can be seen from the street.

Half of what we find on an inspection is a repair, not a replacement. We'd rather tell you that and be the company you call in four years.

Planning Around Previous Home Improvements

Many established Milpitas homes have been expanded or remodeled over time. Additions can create different roof pitches, material transitions, or drainage paths that require thoughtful coordination during roofing work. A well-planned project should account for these changes so separate sections of the roof function together effectively.

Updating Without Losing the Home’s Character

Established neighborhoods often have a recognizable architectural identity. Roofing updates can be planned to complement the home's proportions, exterior finishes, and overall appearance while improving performance with current materials and installation practices.

A More Informed Approach to Older Properties

For homeowners in Sunnyhills, North Park Victoria, South Park Victoria, The Pines, and other mature Milpitas neighborhoods, understanding the existing roof is an important first step. Equinox Roofing helps identify the conditions that may affect the project and develops recommendations based on the actual property rather than its age alone.

Roofing Solutions | Equinox Roofing

Tailored Solutions

Roofing Solutions for Different Milpitas Property Settings

Milpitas includes mature neighborhoods, newer residential developments, and hillside communities, each with different roofing considerations. Equinox Roofing adapts the project approach to the property's location, roof configuration, and surrounding conditions.

Hillside Homes

Plan for Exposure & Access: Properties in Milpitas' hillside areas can involve steeper terrain, greater exposure, and more complex access. We account for these conditions when planning materials, installation, drainage, and project logistics.

Newer Residential Communities

Roofing That Fits Modern Construction: Homes and townhouses around newer Milpitas developments may have different roof layouts, materials, and community requirements. We tailor recommendations to the building's design and existing system.

Complex & Remodeled Homes

Bring Different Roof Sections Together: Additions, remodels, and mixed rooflines can create transitions that require careful detailing. We focus on coordinating slopes, flashing, drainage paths, and materials so the complete roofing system works together.

Roofing FAQs | Equinox Roofing Milpitas

Milpitas · Questions

Frequently Asked Questions

The things Milpitas homeowners ask us most, before they book an inspection.

Still not sure? Talk to an estimator who works on Milpitas roofs every week. No script, no pressure. Call (800) 880-6020
Can I change the roofing material or roof color on my Milpitas home?

Yes, but Milpitas requires Planning Division review and approval when the roofing material type or color changes before the reroof permit is issued. A like-for-like reroof using the same material and color follows a simpler permit path.

Can a new roof be installed over an existing roof in Milpitas?

Sometimes, but not in every situation. Milpitas requires removal of existing roofing when the current roof is water-damaged or too deteriorated to serve as a suitable base, when certain materials such as wood shake, slate, clay, or cement tile are present, or when the roof already has two or more applications of roofing.

Can existing clay or concrete roof tiles be reused?

Potentially. Milpitas allows existing slate, clay, and cement tiles to be reinstalled if they remain suitable for reuse. Cracked, broken, or damaged pieces cannot be put back onto the roof.

What roof inspections are required during a Milpitas reroofing project?

The city generally requires a pre-roof/tear-off inspection before new roofing is installed and a final inspection once the work is complete. A roof-nail or in-progress inspection is also required when new OSB or plywood is installed over skip sheathing.

Are roofing requirements different for hillside properties in Milpitas?

Yes. Milpitas identifies a specific Hillside Area east of portions of North Park Victoria Drive, Evans Road, and Piedmont Road. The city's reroof guidance includes particular wind-exposure installation standards for properties in this area, so hillside projects should be evaluated according to their exact location.

Do I need HOA approval before reroofing a Milpitas property?

If the property is governed by a homeowners association, the City of Milpitas states that exterior work requires the association's written approval and that obtaining this approval is the property owner's responsibility.

What should be considered when reroofing a flat or low-slope home?

Drainage is especially important. Milpitas requires flat roofs to provide positive drainage to help prevent ponding. When an old membrane is removed to the original deck, the city also recommends considering additional slope, while replacement membranes must be approved for the roof configuration being used.

Does attic ventilation need to be reviewed during roofing work?

It can. Milpitas' residential reroof requirements include ventilation provisions for enclosed attics and rafter spaces, including calculations for the required ventilation area. Existing insulation also should not block airflow at eave or cornice vents.

What details can affect the final roofing inspection in Milpitas?

The final inspection covers more than the visible roof covering. The city's checklist includes items such as completed skylights, clean roof drains, secured and properly extended vents, finished flashing and edging, cleared roofing debris, and required safety-related certifications.

What roofing documents should be available during a Milpitas inspection?

Milpitas requires relevant project documentation to be available for inspections, including the permit card, applicable energy-compliance forms, roofing-material evaluation information, and approved drawings when drawings are part of the project. Proper roof access must also be provided for the inspector.
